How It Works

  1. Property inspection and rental estimate
    One of our local partners visits your property in Europe to check the condition, verify rental suitability, and provide a recommended monthly rental price.
  2. We list and promote your property
    After approval, we publish your listing on our international platform. Your room is advertised to students, expats, and professionals actively looking for housing.
  3. We coordinate viewings
    If a tenant wants to visit before renting, the viewing is arranged and conducted entirely by our local partner — not by you. You don’t need to be physically present.
  4. We handle rent collection and currency conversion
    Tenants pay rent through our platform in cryptocurrency (usually USDT or Bitcoin). We convert the amount to Russian rubles and transfer 90% of the monthly rent to your Russian bank account, with exchange and processing fees already deducted.
  5. Our partner handles key delivery
    Once the payment is confirmed, our local partner delivers the keys, checks the tenant in, and supports the handover process.

Commission & Payment

We charge a 10% commission, which is automatically deducted from the first month’s rent. This covers:

  • Property verification and rental assessment
  • Listing and promotion
  • Viewings and key handover
  • Crypto processing and ruble conversion
  • Ongoing communication between tenant and platform

You receive the remaining 90% of the rent, paid out in rubles directly to your account.
